Happy New year

National Colony Realty wish you our blog readers and clients a Happy New Year this 2010. Blessings. prosperity and love belongs to you this coming season.


Many things have been happening in the Turks and Caicos Islands during this last year. As investors and even potential purchasers I know you are concerned about TCI’s developments and its future. Therefore, I am compelled to informyou that the TCI Planning board has held its meeting for the end of the year and to date have considered a total of thirty nine (39) applications with a cost of $16,316,125 for development. This includes approval of four (4) on Ambergris Cay, five (5) in Grand Turk, One (1) for Middle Caicos and Twenty nine (29) on Providenciales. There were twenty eight applications that are conditional, six that have been refused, and five that were deferred to the new year. I hope that this will bring some light on what is happening in the islands in terms of future projects.  


In TCI I definitely look forward to having a piece of black cake and cheese cake for the Christmas holiday. I am not the best when it comes to baking but I can surely eat a mean cheese and black cake.

Two of my co-workers have already started baking for the holiday and they are talking about what other goodies they want to bake. Christmas time

Christmas time is always a time of reflection on how we did this year, who we met, had laughs and sorry with and what could have been done differently. It has not been a good year for real estate, our sales are down by probably 80% but we always had hope. Isn’t hope a wonderful thing, what would we do without it. Sometimes this year hope got me out of bed.  But regardless of the recession and bad times I can always remember that I still have a roof over my head, food to eat, my health, wonderful children and great friends. We know this will end but hopefully we will not forget and become complacent about the things that truly do matter, best of the season good health, laughter and joy for the coming year

CMA vs. Appraisal

A Comparative Market Analysis (CMA) is an informal assessment of a property based on market value, done by a Realtor to establish the most likely selling price for a property. This is done by looking at the most recent sales of similar properties in the same area, within the last year if not six months.

An appraisal on the other hand is a formal valuation of a property which is determined by a trained appraiser over the last six month, based on comparables for a fee.


After a few weeks of touring homes at various locations in Providenciales, we, TCREA agents have finally completed our tour activity for 2009. As the last stop, we were in the Discovery Bay/CooperJack area.

I am already looking forward to us going on tour next year. Why? because you have an opportunity to make sure you know the products on the market to better serve your clients. Also, because it forms a part of motivation for the group as we get feedback for our vendors about their properties, which helps a lot when selling. I even get the opportunity to interact with my fellow agents in a social manner while working, which builds a better working relationship when making deals happen. There is so much things I get out of these tours that makes me over excited and ready for the next one. Making my clients happy is what I always strive for and the only way to do this is to know what they want. Therefore I need to always be prepared by knowing my product and that is one of the things that this tour does for me, i.e. keep me prepared.


The Royal Reef resort in North Caicos is currently for sale by private treaty. It is a 18.92 acres partially completed condomunium and hotel project. Let me begin by giving you the big announcement. The Long Bay Hills Highway is finally on its way to being paved after many years. The Association has worked tirelessly to make this a reality and finally it will happen. Come January 15, 2010 paving is schedule to commence. This is a bonus for current home and land owners and potential investors/purchasers. See it for yourself on their website www.longbayhills.com .

The other Long Bay update is that TCREA had a tour of homes in the Long Bay area this morning, and we had a wonderful time viewing homes, specifically one listed at $679,000, which was a hill top property, with beautiful ocean views of Long Bay beach, an attached guest house and a pool, which we ended the tour with. We decided to enjoy the views and the cool breeze while some of the agents had a casual chat and others had a casual cocktail before heading back to work.

We recently listed a few canal front properties in Long Bay Hills that have breathtaking views and access to the Caicos Banks.  Problem was, when the land was originally surveyed and the canals were cut back in the 60’s, it was hard to determine exactly where to cut, so like the wild west they followed the land and hoped they were close.  

The result was narrowish canals that looked like they might not accomodate larger boats, but thanks to some clever surveyors and dredging equipment the new improved canals look great, are wider than ever and ready for docks to be built.

The aving of the main highway is slated to start January 15th, 2010 so access on totally paved roads make these canals the best deal in Provo.
