Of course I would not blurt out all of National Colony Realty business about our optimistic strategy for this market season. But what I can say is that we are way ahead of the game. Our clients are very important to us and selling their properties are top priority. We have sat and strategize as an office, and have began putting into action our game plan, hoping that we can continue to have happy clients even during these tough economic market times world wide. So the question is why choose a town home over a condominium. There is no best answer to this question but there are some good reasons why a town home.

  • Price: Most town homes have two bedrooms. Where you can find a two bedroom town home in the price range of $299,000 to $490,000, you would be looking only at a Studio or one bedroom condominium for the same money.
  • Common fee: I find that common/strata fees are 97% of the time less than in a condo development.
  • Size: Town homes are usually a smaller development with say 12 units whereas a condo can be up to 116 plus rooms depending on the development. Because of this in a town home you can own more of the strata share and have a better control on the decision making process of the development if need be.
  • Home: Town homes gives you more of that home away from home feeling whereas, a condominium most times gives you a hotel room feeling.
  • Rental pool:With a town home you do not have to put your unit in the rental program if you want to rent it out that is your personal decision. There are more condominium properties that make it mandatory for you to put your property in a rental program than not, because remember condominiums in Turks and Caicos also runs like a hotel development.

These are some of the reasons to choose a town home over a condo not that the condo developments does not have its perks as well, but that is to blog about on another day.

Effective today’s date the British Government has brought into force the Order in Council  suspending parts of the Turks and Caicos Islands constitution and has impose direct rule on the island. We are please to announce the beginning of a new chapter for the people of the Turks and Caicos Islands, as this move is geared at restoring good governence and sound financial management back to the islands.


Folk Songs in TCI

In summary, many of the folk songs are based on the day to day life and actual events that took place in the islands, so they become a unique source of oral history for the people of the Turks and Caicos Islands. However, not all of the songs were based on actual events; some were fictitious but based upon ideas from the islands yet plain, silly and humorous.

To the writers, the folk songs were an oral art and not a written one. What I mean by that is, when songs were sang through the islands some words and phrases were altered, changed, mispronounced or just forgotten. The islanders had a fun time creating and singing these folk songs which eventually formed part of the Turks and Caicos Island culture and even found their way to the Bahama Islands and made an impact on their music and culture.

Folk Song: “The Old Conch”

The old conch is sweeter than the fresh conch, The old conch is sweeter than the fresh conch, Especially when you put in peas and rice, I say the old conch will make it taste so nice.

You soak-um, soak-um, You wash-um, wash-um, You cook-um, Cook-um, You eat-um, eat-um, Especially when you put in pease and rice, I say the old conch will make it taste so nice.


The Hole

Another interesting and adventurous reason to visit the Turks and Caicos Islands is because of its historic site “The Hole”. The Hole is located a few steps from the main road (and I do mean a few steps from the road)in the Long Bay Hills area of Providenciales. It is a naturally massive formed limestone hole measuring 40 feet in width and 80 feet in depth. People can be lowered down by a rope to get the full experience of the hole and also to enjoy the swimming. Like most people put it “The Hole is for adventurous souls.” You have to come and see it for yourself to believe it.


Grace Bay Beach

When ever people talk about the Turks and Caicos Islands, one of the things we talk about is the Grace Bay beach. This is simply because of its magnificent natural beauty, the soft powered sand, it’s tranquil atmosphere and its stunning clear turquoise water. To add to it, Grace Bay beach is known to have the third longest reef in the world and is famous as a great snorkeling location. It is also famous for the water sports facilities along the shore and guess what, was rated the number one beach in the world by Conde Nast Traveler Magazine. To finish some of the many reasons for the Grace Bay beach being the talk of the town, it is a part of the Princess Alexandra National Park and therefore enjoys enforced protection by law.

Because of all of these facts among many others, I find that visitors as well as potential real estate purchasers when they come to the shores of the Turks and Caicos Islands, usually want to be located on Grace Bay.
