The number of properties sold in the Turks and Caicos Islands has doubled the first quarter of 2012 over the same period in 2011, as per the statistics courtesy of the Turks and Caicos Real Estate Association. This is a good indication that the Real Estate market is picking up.

Along with most other nations worldwide, the TCI real estate market experienced a slump in recent years. These figures reflect a positive upturn in the local real estate market, contributing to economic prosperity for the local economy and the local government.

There are no property taxes in the TCI, but a stamp duty is paid to government of between 0-10 percent, depending on the value and island in which the property is located on. This translates to potentially millions of dollars in much needed revenue for the local government.

Middle Caicos is the largest island in the Turks and Caicos Islands chain. Even though not as developed in a city style fashion as Providenciales its sister island, Middle Caicos has great potential for development and investment. You can find freehold land that is not generational property for sale, giving you the opportunity to own a piece of paradise. By choosing the right property you can build a much needed Bed and Breakfast on the island or even a kite surfing hide away. Long Bay beach is a popular area for kite surfing on Providenciales, your kite surfing /boarding lodge can be a second point of contact for your clients or friends so as to experience different areas. Middle Caicos reefs are perhaps a good location because of the wave capacity. Kite boarding is one of the world’s fastest growing water sports, and the Turks and Caicos has decided to be a part of this growth and you can be a part of it too.

Government Press Release – Caicos Causeway Repairs to start in June

Good news for persons who are looking or have purchase properties on North and especially Middle Caicos. . . see below press release from the TCIG sent 4 April 2012.

Bids for the repair and maintenance of the Caicos Causeway will be issued to prospective local contractors this week, it was announced by His Excellency Governor Ric Todd on his return to office on, Mon, 2 April 2012.

The Governor expressed his commitment to hastening the repair of the Causeway following his second visits to North and Middle Caicos earlier this year. In particular, residents raised the prospect of some improvement works being made in advance of this year’s hurricane season.

Tenders are being invited for a four month contract beginning in June 2012 which will see the following improvements made to the Caicos Causeway which was extensively damaged during Hurricanes Hanna and Ike in 2008:

· Clearing concrete debris from causeway side slopes

· Reinstalling rock armouring to Causeway side-slopes

· Repairs to approach ramp to bridge deck

· Construction of 30ft wide concrete box culvert

· Filling and grading of roadway to 6ft above the low water mark

· Installation of 4 solar powered street lights

· Removal of Casuarinas and planting of vegetation (mangroves) to stabilize the side slopes of the Causeway

· Careful removal of limestone fill and exposed damaged geotextile waterproof membrane (which protects the Causeway’s foundations)

· Repairing of damaged geotextile by sewing holes, seams etc

· Refilling geotextile blanket with crushed limestone

· Sewing seams to enclose crushed limestone

“As the financial situation of the TCI Government continues to improve we can continue the process of better prioritising Government expenditure in line with the people’s expectations,” said Governor Todd. “In this regard we have already seen repair works begin take place at the Ona Glinton School canteen in Grand Turk, and an extensive street light repair programme on Providenciales.

“Clearly the damage sustained by the Causeway during Hurricane Ike will require additional future works, including establishing a proper repair and maintenance programme, but this is an important and significant beginning to helping improve the lives of local people, businesses and the visitor experience when travelling between North and Middle Caicos too.”

Grace Bay is one of the most popular areas on our beautiful island.
